Will Canada’s Housing Recovery Stick?

CREA now expects a slower-than-hoped recovery, revising its 2025 forecast to 473,093 sales, a 1.1% drop from 2024 due to buyer caution amid tariffs and economic uncertainty.

National average prices are projected to dip 1.4% to ~$676,700 in 2025, with BC and Ontario declines outweighing 4%–8% gains in most other provinces.

Activity has been gradually improving since spring 2025, signalling delayed but ongoing demand return as confidence rebuilds.

A stronger rebound is expected in 2026, with sales up 7.7% and prices rising 3.2% to ~$698,600, though forecasts remain sensitive to macro conditions.
